Arrival & HOA

The doorman will welcome you and provide access to the unit on your first day. A set of keys will be waiting inside for your stay. This is an A+ building with a rigorous board approval process required for all stays. Each guest must sign a separate lease and complete a thorough application through the building's management company — including work history, financial statements, income verification, personal and professional references, credit authorization, and the signed lease. The management company's review takes up to 7 business days once all documents are fully submitted, followed by the board's own review. Application fees total approximately $1,000 per application and are paid directly to the building. Incomplete submissions incur a $200 resubmission fee, so it's important to get everything right the first time. An optional expedited review ($500) is also available. If the board does not approve your application, all booking fees are fully refunded — you are only responsible for the fees paid to the building. We enjoyed a very comfortable two-month stay in this lovely apartment in a quiet and well-serviced condominium. The location is excellent for Midtown and its proximity to the subway makes exploring Manhattan very easy. We enjoyed being a few minutes' walk from Central Park when we wanted to get away from the hustle and bustle. The beds are extremely comfortable, the bathrooms are spotless and the kitchen is well-equipped. The apartment has wonderful views and catches the sun for most of the day, making it a lovely bright space. Our hosts were extremely responsive and helpful throughout our stay. We hope to return — it's a great apartment and we thoroughly recommend it.

Stayed for just over a month while between apartments in the city. The location at Columbus Circle is unbeatable — Central Park, Lincoln Center, and the subway all within easy walking distance. The building staff were wonderful and the apartment itself is beautifully appointed. Hosts were communicative and easy to work with. Would stay again without hesitation.

Yes. The building requires a minimum stay of 30 nights. All guests must sign a separate lease and be approved by the condo board before move-in.

First, we confirm your dates and complete the booking. Once booked, we'll exchange contact details and send over a standard New York State lease for signature. From there, we'll get you set up in the building's online application system so you can begin the board approval process.

The building uses FirstService Residential's online portal. The application includes: personal information, a financial statement with bank and investment statements, income verification (employment letter or CPA letter plus recent pay stubs), a professional reference, a personal reference, a landlord/management reference letter, a credit and background check authorization, emergency contact information, and the signed lease agreement. All financial figures must be in U.S. dollars and all documents must be submitted in English.

Once all documents are fully and correctly submitted, the management company's review takes up to 7 business days, followed by the board's own review period. The main bottleneck is usually getting all required documents submitted — that step tends to take guests the longest. We recommend booking at least 15 days before your intended check-in date to allow enough time.

The building charges approximately $1,000 in application fees per application at the time of submission, covering the processing fee, document retention, consumer report, and background checks. There is also an optional expedited review fee ($500) that reduces the management company's review to 1–2 business days. Fees are paid by credit card or bank cashier's check directly to the management company and are non-refundable. Incomplete submissions that need to be resubmitted incur an additional $200 resubmission fee each time, so it's important to get everything right the first time.

If the board does not approve your application, you receive a full refund of all rental and booking fees. However, the application fees paid to the building are non-refundable. We have no visibility into the board's review process and no ability to influence their decision.
